Rental Qualifying Criteria

In order to qualify for a HomeProp rental, you must pass a screening of identity, income, credit, criminal record, and rental history. Below are the standards that will lead to a positive application outcome:

Identity

  1. An identity confirmation.
  2. A review of your state-issued photo ID and Social Security card.
  3. The Social Security number on the application must match the number on your Social Security card.

Income & Work History

  1. At least 12 months of steady, current employment with verifiable payments.
  2. 3x the gross rent in gross verifiable income.
  3. Proof of income: 60 days of paystubs for a W-2 employee, or last year’s personal taxes and the last 90 days of personal bank statements for a 1099 or non-W-2 employee.

Credit

  1. Score minimums and collections limits vary by rent band; a minimum credit score of 500 is required.
  2. A 3-year prohibition on prior landlord collections and evictions.
  3. A 5-year prohibition on bankruptcy.
  4. Guarantors have higher qualifying criteria on credit factors.

Criminal History

  1. In response to recent HUD guidance on the disparate impact of criminal screening policies, HomeProp evaluates each individual applicant’s criminal history on a case-by-case basis.

Rental History & Eviction History

  1. At least 12 months of rental history.
  2. Fewer than 10% late payments.
  3. No issues with pets, deposits, or lease terms.
  4. A 3-year prohibition on evictions.

Additional Items

  1. All adults must pass qualifying criteria and be fully screened.
  2. Income is cumulative (totaled together for household approval).
  3. Credit is supplemental (good credit can outweigh bad).
  4. Rental history, eviction, and criminal checks are primary — an issue on any one of these, for any applicant, disqualifies the entire application.

Application Fees

  • Application Convenience Fee: $5.00.
  • Application Fee — Applicants/Co-applicants (roommates, spouse): $70.00.
  • Application Fee — Other (dependents): $70.00.
  • Application Fee — Co-signer/Guarantor: $50.00.
