Legal, Notices & Evictions

Our attorney-drafted lease sets the terms for a clean landlord-tenant relationship. When notices are needed — late rent, lease violations, or eviction — we deliver them fast and correctly.

Lease renewals, terminations, and modifications are all covered. For contested matters, we work with a network of experienced landlord-tenant attorneys.

Inspections & Compliance

HOAs, city codes, housing authority inspections, utility checks — we handle the compliance paperwork so you don't have to.

Our quarterly inspection program means your home is checked twice a year, inside and out. As investors ourselves, we know how much it matters to know your property is being maintained.

Leasing & Renewals

Price right, market well, lease fast. We set rent in consultation with you using current Tampa Bay data, combine that with professional photography, self-showing technology, and electronic leasing. Most properties lease in under 30 days.

Sixty days before lease expiration, we start renewal negotiations with your tenant. Our goal is the best possible rent for the next term — whether that means a raise in a tight market or a hold in a softer one.

Reporting

You get monthly reports: balance sheet, income statement, rent roll, and tax-time income and expense detail. Everything you need to keep your books clean and your CPA happy.

Turnovers

The average tenant moves out every three years. When notice comes in, we run a Rent-vs-Sell analysis with you so you can decide what's best for the property.

If you sell, we can prep the home for market and list it through our brokerage. If you re-rent, we rehab to a rent-ready standard and re-lease quickly — usually inside 30 days.

What do you charge for management?

Single-family management is 7% of collections. Have more than one unit? Let's talk — we'll find a price that works for your portfolio.

Do you keep late fees?

No. Late fees are your money. We only charge our standard 7% management fee on rent collected.

What do you charge for leasing?

50% of the first month's rent. That's well below the market norm. We can run a healthy business on that, and you keep more of your investment.

What do you charge for lease renewals?

$0. Renewals are part of management — you shouldn't pay for them. Our raise comes from the higher rent we negotiate on your behalf.

How long do evictions take?

An uncontested eviction is usually resolved in under 45 days. Contested cases take longer; our attorney network handles those.

How often will you inspect my home?

Twice a year. We use a combination of resident-led inspections and our own walk-throughs, depending on the property and tenant history.

Do you use handymen or only licensed specialists?

Both. We use experienced handymen wherever the work allows — it keeps your maintenance costs down. For licensed work (electrical, HVAC, plumbing beyond minor repairs, roofing), we use vetted specialists.

Should I rent my home or sell it?

It depends on the market trajectory, your equity position, and your investment goals. We'll run a Rent-vs-Sell analysis with you whenever it matters — at a vacancy, at a renewal, or anytime you ask.

Can I hire you to just lease my home?

Yes. If you don't need full management, we offer leasing-only for a one-time fee of one month's rent.

When will I get my rent money?

We distribute owner draws on the 10th and 25th of each month, net of any expenses. Allow three business days for the transfer to land in your account.

Do you have an owner portal?

Yes. Your portal at homeprop.com gives you real-time visibility into rent collection, work orders, financial statements, and lease documents. Most of the data is live — no waiting for month-end to see how your property is performing.

How much will my home rent for?

It depends on comparable inventory in your area, the home's condition, and the current market. Call us and we'll give you a rent estimate based on real Tampa Bay data — not a guess.
