The Real Estate ecosystem is crowded with online players and each of them play a vital role in accomplishing one main objective for you: they increase exposure for your home.
Before the internet, Brokers literally printed out copies of their listings and stuck them in the front window of their stores. This is how people learned about listings for sale. Imagine someone who wanted to buy a home, walking from Realtor-store to Realtor-store, looking in the window to see what homes they had for sale. Horrible. And unimaginable, especially in the days of Zillow, where just about every listing in the world is advertised on one website.
For a home seller, this exposure-maximizing industry is all-good. Remember the 4-Ps of marketing from biz-school? Product, Price, Promotion, and Placement (or p-distribution, depending on where you went)? Exposure is the 3rd P - Promotion, or advertising, sales promotions, PR and personal selling. When one forum has near-total dominance for promotion, and virtually all of the buying population uses it for some reason or another, then you have a solid Seller advantage.
That's Zillow. And to a lesser extent, Realtor.com and Trulia.
Realtors - and some "ordinary folk" will bemoan the connection of the "Zestimate" - that's Zillow's estimate of your home's value or the hordes of other market data that is connected to your listing thanks to the proliferation of information available in the online public domain. And many buyers take this information seriously, basing their opinions of your home's value on what they read online. Sometimes that's good, as the information online about your home's value is increasingly accurate, and gains accuracy with every new data point on home sales that is added to the online ecosystem.
When it's bad - as in, the data is factually incorrect - then your HomeProp Realtor has their work cut out for them, convincing the marketplace of buyers (and sellers) of what the truth actually is. But we're up to the task, and you should be too. Because unless you're ready to go back to the days of window-shopping for your next home, the online forces of Zillow and company are here to stay. They're changing the industry for the better, and we're going to use them to your advantage!
